Can’t I Do the Home Inspection
Myself?
An experienced real estate inspector reviews hundreds and sometimes thousands
of new homes each year and stays current on industry building standards
through continuing professional education, self study and company training.
Even a new home buyer with extensive experience in the home construction
industry may lack the proper training or home inspection tools to perform
certain inspections such as mold, asbestos, radon, carbon monoxide testing,
etc.
The professional home inspector is familiar with all the homes systems,
construction techniques and most importantly, the most common areas where
these home systems fail. The real estate inspector is your best source of
competent, objective and unbiased information. Another common reason to
avoid the do-it-yourself home inspection is that often a new home buyer
will fall in love with a particular home. Under these circumstances, it
may be difficult or impossible for the buyer to perform an unbiased assessment
of the homes overall condition or properly asses problem areas.

Do I Need an Inspection When Buying a New
Home?
FINAL WALK THROUGH NEW HOME INSPECTIONS
In a word, YES! New home buyers often assume that a newly constructed home
will not require an inspection. Even if your home builder has an excellent
reputation for quality you should still request an inspection prior to closing.
Why? Home builders frequently utilize sub contractors or day laborers (often
with minimal supervision) to construct certain portions of your new home.
An inspection of your new home by an experienced, licensed real estate inspector
may uncover building defects or substandard construction that your builder
was unaware.

responsible for certain maintenance or repair items pop up during the lease
term. A Pre-Leasing Inspection will assist you in finding out if your home
has major problems before signing on the dotted line.
How Long Does the Home Inspection Take?

of factors including the overall size, foundation type and condition of
the home. Generally, most home inspections will take anywhere from one to
four hours.
