Stucco Home Inspection
There are two types of stucco siding: traditional cement based stucco and synthetic
stucco commonly referred to as Exterior Insulated Finish System (EIFS).
EIFS is a multilayered exterior wall system consisting of a finish coat, a base
coat, mesh and insulation board, all of which is attached with an adhesive or mechanically
secured to plywood sheathing or oriented strand board (OSB). Unlike brick or vinyl
siding, conventional stucco and EIF systems (except drainable EIFS systems) do not
have any built-in moisture drainage capabilities for incidental moisture that may
become trapped behind the siding. Hidden water damage may result from this trapped
moisture. Unfortunately, when this damage becomes noticeable to the home owner,
extensive damage may have all ready occurred inside the wall cavity.
Mildew staining, discoloration, rust marks, cracking around windows, doors and other
penetrations in the EIFS are frequently the first moisture-related signs of damage
a homeowner notices. Improper installation of stucco may also indicate the need
for closer inspection. Items such as lack of sealants around windows, doors and
other penetrations other penetrations, lack of flashing or the lack of expansion
joints are signs that moisture has or will intrude into the home.
